The maintenance charge period has been set to start at the beginning of March each year so that it becomes due at a time when Council tax does not have to be paid. The directors have been advised against offering monthly payment terms as it often results in chasing small amounts of arrears and will involve a considerable increase in administrative work. As monthly payment terms are not offered, in order to help with personal finances, a payment period of 30 days has been set.

Since the Management Company was handed over to the Owners in 2015, the annual charge has been stable at almost 50% of that originally set by Chamonix, agents appointed by Kier in 2012   The reserve shown in the budget will be used as part of a five-year maintenance plan to enable the annual charge to remain at under £200 providing no major unforeseen cost is encountered.

In order to keep costs to a minimum, the directors have undertaken to carry out a great deal of the general maintenance work and deal with estate administration themselves on a voluntary basis, backed by legal and accountancy professionals where necessary.
